dwellings</title><content type='html'>     &lt;div xmlns='http://www.w3.org/1999/xhtml'&gt;&lt;p&gt;	It is interesting to see that in Peterborough the % of all dwellings that are single detached was one  of the the highest across canada&lt;/p&gt;&lt;p&gt;	 &lt;/p&gt;&lt;p&gt;	see the figures below:-&lt;/p&gt;&lt;p&gt;	 &lt;/p&gt;&lt;p&gt;	Peterborough 70.6%&lt;/p&gt;&lt;p&gt;	the next highest was Barrie at 70.4%&lt;/p&gt;&lt;p&gt;	Canadian average 55.2%&lt;/p&gt;&lt;p&gt;	Toronto was at 41.7%&lt;/p&gt;&lt;p&gt;	 &lt;/p&gt;&lt;p&gt;	the source for this data is  from CMHC'S Demography report 2011 using Census of Canada data&lt;/p&gt;&lt;p&gt;	some interesting numbers in that report&lt;/p&gt;&lt;p&gt;	&lt;font size='2' face='monospace'&gt;&lt;a href='http://www.cmhc-schl.gc.ca/odpub/esub/64693/64693_2011_A01.pdf'&gt;http://www.cmhc-schl.gc.ca/odpub/esub/64693/64693_2011_A01.pdf&lt;/a&gt;&lt;/font&gt;&lt;/p&gt;&lt;/div&gt; 2005 when the numbers each year were just 5 and 4, contrasts quite markedly with the peak of 35 "power of sales" in 2009.....  2010 has ended the year at 32 ... let us hope that we will see the numbers quickly fall back over the next few years towards the 2005 number of just 4 ....interestingly the previous peak of 30 in 1999, came towards the end of the last housing recession&lt;/p&gt;&lt;p align='justify'&gt;	 &lt;/p&gt;&lt;p align='justify'&gt;	and new mortgage tightening rules announced on the 17th january 2011 come into effect 18th march 2011 .. see the previous post on my blog for details &lt;/p&gt;&lt;p&gt;	hope that this is useful to you&lt;/p&gt;&lt;/div&gt; march 18th 2011</title><content type='html'>     &lt;div xmlns='http://www.w3.org/1999/xhtml'&gt;&lt;p&gt;	&lt;strong&gt;&lt;font face='Arial'&gt;New mortgage rules were announced Monday January 17th 2011, and will bring 3 main changes in Ontario:-&lt;/font&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;	&lt;strong&gt;&lt;font face='Arial'&gt;taking effect on march 18th 2011 :-&lt;/font&gt;&lt;/strong&gt;&lt;br/&gt;	&lt;br/&gt;	&lt;strong&gt;&lt;font face='Arial'&gt;1.  the maximum amortization will be 30 years on insured products having less than 20% down.&lt;/font&gt;&lt;/strong&gt;&lt;br/&gt;	&lt;strong&gt;&lt;em&gt;&lt;font face='Arial'&gt;for conventional mortgages 35 year amortization should continue to be available.  &lt;/font&gt;&lt;/em&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;	&lt;strong&gt;&lt;font face='Arial'&gt;2. the refinance limit will be lowered to 85% of the appraised value, down from 90%.&lt;/font&gt;&lt;/strong&gt;&lt;/p&gt;&lt;div&gt;	 &lt;/div&gt;&lt;div&gt;	 &lt;/div&gt;&lt;div&gt;	&lt;strong&gt;&lt;font face='Arial'&gt;taking effect on april 18th 2011:-&lt;/font&gt;&lt;/strong&gt;&lt;/div&gt;&lt;div&gt;	 &lt;/div&gt;&lt;div&gt;	&lt;strong&gt;&lt;font face='Arial'&gt;3. government insurance backing on lines of credit secured by homes will be withdrawn.&lt;/font&gt;&lt;/strong&gt;&lt;/div&gt;&lt;div&gt;	 &lt;/div&gt;&lt;div&gt;	 &lt;/div&gt;&lt;div&gt;	&lt;strong&gt;&lt;font face='Arial'&gt;N.B. for purchases, buyers can continue to buy with as little as 5% down (self-employed individuals require 10% down)&lt;/font&gt;&lt;/strong&gt;&lt;/div&gt;&lt;div&gt;	 &lt;/div&gt;&lt;div&gt;	 &lt;/div&gt;&lt;div&gt;	&lt;strong&gt;&lt;font face='Arial'&gt;so  if  you are thinking of buying a home early in 2011, you  might want to talk to your mortgage advisor to see if it is worth  trying to buy before these changes take place. ... change #1. above could mean a slightly higher monthly payment, and a slightly higher qualifying income. &lt;/font&gt;&lt;/strong&gt;&lt;/div&gt;&lt;/div&gt; purchase price of a resale home</title><content type='html'>     &lt;div xmlns='http://www.w3.org/1999/xhtml'&gt;&lt;p align='left'&gt;	 below is a news release from OREA&lt;/p&gt;&lt;p&gt;	&lt;font size='3' color='#221e1f'&gt;&lt;font size='3' color='#221e1f'&gt;"An Ipsos Reid survey commissioned by OREA and released in October reveals that 56 per cent &lt;/font&gt;&lt;/font&gt;&lt;font size='3' color='#221e1f'&gt;&lt;font size='3' color='#221e1f'&gt;of Ontarians mistakenly believe that the new Harmonized Sales Tax (HST) applies to the full &lt;/font&gt;&lt;/font&gt;&lt;font size='3' color='#221e1f'&gt;&lt;font size='3' color='#221e1f'&gt;purchase price of a resale home.&lt;/font&gt;&lt;/font&gt;&lt;/p&gt;&lt;p&gt;	&lt;strong&gt;&lt;font size='3' color='#221e1f'&gt;&lt;font size='3' color='#221e1f'&gt;In fact, the HST is only levied on the various transaction &lt;/font&gt;&lt;/font&gt;&lt;font size='3' color='#221e1f'&gt;&lt;font size='3' color='#221e1f'&gt;fees associated with the purchase of a home that has been previously occupied (i.e. not a &lt;/font&gt;&lt;/font&gt;&lt;font size='3' color='#221e1f'&gt;&lt;font size='3' color='#221e1f'&gt;newly-built home).&lt;/font&gt;&lt;/font&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;	&lt;font size='3' color='#221e1f'&gt;&lt;font size='3' color='#221e1f'&gt;Currently, the average price of an Ontario resale home is around $330,000. for the first time in nearly 14 years ...... but now  in April 2009 we have bounced back well into the BALANCED market range and very close the SELLERS market boundary ....&lt;br /&gt;&lt;br /&gt;so at the moment there seems to be enough buyers buying to keep us out of the BUYERS market zone .....   as we  head into the summer of 2009, we will have to see if we continue to bounce  around in the  BALANCED market zone of the graph,  or move more decisively into the BUYER'S market..&lt;br /&gt;&lt;br /&gt;total sales numbers for April 2009 are -15.1% down on April 2008 (not as large a decrease as the mar2009  was down on mar2008)...&lt;br /&gt;&lt;br /&gt;but the average sales price for a singlefamily home with no water access in peterborough district was actually +4.6% up in Apr 2009 over of showings a day ahead, a few of them will offers on them the next day before you can show them, and some properties are getting multiple offers! ... the low interest rates and buyer incentives seem February 2008 (not as large a decrease as the jan2009  was down on Jan2008)... the average sales price for a peterborough city singlefamily home with no water access shows the feb2009 average -6.2% down on jan2008 ... but rural singlefamily homes both with/without waterfront show a feb2009 increase over 2008! ...for cottages the  data still covers very few sales at this time of year, so we will like this, and in &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_0"&gt;todays&lt;/span&gt;&lt;/span&gt; local paper there is a report about a meeting attended by hundreds of property owners, where the &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;organisers&lt;/span&gt; were &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;encouraging&lt;/span&gt; as many people as possible to challenge their assessments with &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;MPAC&lt;/span&gt;, because their property values today are less than the assessed &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;CVA&lt;/span&gt;&lt;/span&gt; (current value assessment)&lt;br /&gt;&lt;br /&gt;there seems to be a lot of &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_4"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_4"&gt;mis&lt;/span&gt;-&lt;/span&gt;understanding about the way that the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_5"&gt;MPAC&lt;/span&gt; &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_6"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_6"&gt;CVA&lt;/span&gt;&lt;/span&gt; is set up....&lt;br /&gt;&lt;br /&gt;1.it is totally &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_7"&gt;irrelevant&lt;/span&gt; if the value of your property now is higher or lower than the assessed value for taxes (the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_8"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_7"&gt;CVA&lt;/span&gt;&lt;/span&gt;)&lt;br /&gt;&lt;br /&gt;2.the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_9"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_8"&gt;CVA&lt;/span&gt;&lt;/span&gt; value is what your property might have sold for on the &lt;strong&gt;1st &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_10"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_9"&gt;jan&lt;/span&gt;&lt;/span&gt; 2008,&lt;/strong&gt; &lt;strong&gt;all properties are assessed to this common date ... so what is &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_11"&gt;important&lt;/span&gt; is how does your property &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_12"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_10"&gt;CVA&lt;/span&gt;&lt;/span&gt; compare to similar properties &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_13"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_11"&gt;CVA&lt;/span&gt;&lt;/span&gt; for that 1st &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_14"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_12"&gt;jan&lt;/span&gt;&lt;/span&gt; 2008 date.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;3.the most important thing that property owners should check is the 6 comparable properties that &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_15"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_13"&gt;MPAC&lt;/span&gt;&lt;/span&gt; used in deriving that &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_16"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_14"&gt;CVA&lt;/span&gt;&lt;/span&gt; for their property .. see my earlier blog on this ... if you are unhappy with those comparisons, and think that on the 1st &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_17"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_15"&gt;jan&lt;/span&gt;&lt;/span&gt; 2008 your property was worth less than your &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_18"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_16"&gt;CVA&lt;/span&gt;&lt;/span&gt;, then you could challenge the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_19"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_17"&gt;CVA&lt;/span&gt;&lt;/span&gt; with &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_18"&gt;MPAC&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;4.another &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_21"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_19"&gt;mis&lt;/span&gt;-&lt;/span&gt;conception that is being continued in the news paper, is that the phased in increases in &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_22"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_20"&gt;CVA&lt;/span&gt;&lt;/span&gt; are the value of your property for those phased in years ...this is incorrect ... .. the property &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_23"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_21"&gt;CVA&lt;/span&gt;&lt;/span&gt; is for the value of the property on the 1st &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_24"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_22"&gt;jan&lt;/span&gt;&lt;/span&gt; 2008, and the phasing in of the increase over a number of years is only to ensure any changes are gradual.&lt;br /&gt;&lt;br /&gt;i hope that type='text'>will you be paying more in property tax dollars</title><content type='html'>i seem to be getting a few queries re property taxes ... and this is a recurring one ...&lt;br /&gt;"will i be paying more in property tax dollars"&lt;br /&gt;&lt;br /&gt;this will depend on 2 main factors&lt;br /&gt;&lt;br /&gt;1. what is your share of the township tax dollars being raised in your township?&lt;br /&gt;in the MPAC notice of your new property assessment notice you will see a section where it compares the % increase in assessment value for your property and the average % assessment increase for properties in your township ...&lt;br /&gt;*if your assessed value % increase is higher than the township average % assessed value  increase , then your share of the total township tax dollars to be raised will also increase&lt;br /&gt;*if your assessed value % increase is lower than the township average % assessed value  increase,  then your share of the total township tax dollars to be raised will decrease&lt;br /&gt;&lt;br /&gt;2. is the township going to need more or less tax dollars than last year.?  ...probably more!&lt;br /&gt;if the township total tax dollars to be raised is more than last year,:-&lt;br /&gt;*then you will be paying more in property tax dollars if your % increase in assessment value is at or greater than the township average % increase&lt;br /&gt;*but if your % increase in assessed value were much lower than the average % increase in assessed value,  then it might be possible that you are paying the same or less taxes than    last year depending on the relative size of your % increase in assessed value and the amount of the extra tax dollars the township is raising.&lt;br /&gt;&lt;br /&gt;no simple answer, but i hope the
